Get pre-approved with a lender.
Decide on a monthly amount that you are comfortable paying in buying a home.
If you need to sell your current home, we will do a market analysis and provide you with an estimate of proceeds so we can figure out how much you will have to work with for your purchase.
WHAT DO WE EXPECT FROM YOU
Our team of real estate agents will represent you in buying a home. That means you agree to work exclusively with your agent during the term of our contract.
You agree to refer all properties that are brought to your attention by others including For Sale by Owner (unrepresented sellers) and new construction to allow your agent to represent you just as we would with a property that is in the MLS.
Any property that you purchase that is listed in the MLS already has our fee built into it and we will be paid by the seller when you close on your new home. On any other property, the seller would be asked to include the fee in their selling price and would pay that fee at closing.
WHAT CAN YOU EXPECT FROM US?
Your real estate agent will represent YOU in buying a home and will put your best interests first and foremost. If you purchase a property unrepresented you may not get the best price or the best terms.
The buyer's fee is already built into the selling price. Why not get expert representation if you are already paying for it when buying a house?
Your agent will help you not only find a home but also help you buy a home at the best possible price and with the most favorable terms for you.
By working with us, we will come to understand your needs and what you are looking for. This will save you time and aggravation. You won't be calling on homes that are already sold or ones that I know won't meet your criteria.
We will develop a relationship of trust.
You will be notified of properties within minutes of them being listed in our MLS before they are on other websites and sometimes before the sign is even installed.
We will find you foreclosures, bank-owned properties, relocation properties, and FSBO properties. We will actively be marketing YOU just as we do for our listing clients.
Your agent will make appointments and show you any property you have an interest in.
Your agent will work with you throughout the buying process to help you draw up a valid purchase contract including required NYS disclosure paperwork.
We will provide you with market and sales information, tax information, and any information to help you make an informed buying decision.
We will help you negotiate the BEST possible price.
We will deal with agents, inspectors, attorneys, appraisers, contractors, home owner's associations, insurance agents, and others to get your transaction to successfully close and to get you moved into your new home.
